Know all men by these Present, that I, Hugh Allard, of the Isles of Shoals for & in consideration of seventy pounds received in hand & paid by Francis Wane Wright of Ipswich, have demised granted bargained & sold unto the said Francis, his heirs executors administrators & assignees forever all that my land, housing staging, which Land is bounded on the North by some Land of Will Seals, & on the East & South by Mr. Belchers house & Land, with all the flakes & flake rower, & mooring places & Moorings, with one shallop & all the appurtenances there unto belonging, as namely sails, ropes, grippers, buckets & Allard oars, and all which Lands houses & housing, stages & flakes & flake room is situating & laying upon the Isles of shoals, upon ye Island Commonly Called Smuttinose Island/ to have & to hold all the above said Lands, houses, stages, mooring flakes, shallop & all the appurtenances yr unto belonging unto him the said Francis, his heirs & assignees for ever, always. Provided if the said Hugh Allard, his executors or assignees shall Well & truly pay unto the said Francis the sum of seventy pounds, In good Current Merchantable Cod fish, delivered upon the Isles of shoals two reels under price Current by the Twentieth day of June next Coming, then this bargain to be utterly void & of none effect; otherwise to be in full force & efficacy.It is also agreed between the said Francis & the said Hugh, that in Case the above named shallopp shall any ways miscarry, or be lost in any manner whatsoever, that ye said Hugh shall be Indebted for the said shallopp the sum of Thirty pounds in merchantable Cod fish, to be paid upon the Date above written.
