This indenture made this twelfth day of January one thousand eight hundred and fifty eight Louisa Walton of the County of Texas and State of Missouri of the first part and Z.M.P. Burkhart of the County and State afore said of the second part witnesseth that the said party of the first part for and in consideration of the sum of three hundred dollars to her in hand paid by the party of the second part – the receipt of which is hereby acknowledged I hereby give grant bargain sell convey transfer and make over unto the said Z.M.P. Burkhart his heirs and assignees forever the following described lot tract or parcel of land a Mint State certificate No. 10429 described as follows the North half of Lot No. one of the South West fractional quarter of Section thirty one in township thirty two of Range Eleven in the District of lands subject to sale at Springfield, Missouri containing forty acres to have and to hold the above granted premises unto the said Z.M.P. Burkhart and his heirs and assignees forever and the said Louisa Walton do for herself her heirs executors and administrators comment to warrant and defend the above granted premises unto the said Z.M.P. Burkhart his heirs and assigneesthe lawful claim or claims of all and every person whatsoever.

Be it remembered that Louisa Walton who is personally known to the undersigned Justice of the Peace to be the same person whose name is subscribed to the written deed as a party there is this day appeared before me at the County of Texas and State of Missouri and acknowledged that she executed the said deed voluntarily for the uses and purposes therein expressed
